Manhattan project to be marketed to Chinese buyers

LEADING global real estate firm JLL has announced an international partnership with New York-based, luxury real estate firm Extell Development Company for its upcoming residential development One Manhattan Square in New York.

It is the first partnership between Extell and JLL to market and sell the One Manhattan Square project in Asia.

One Manhattan Square is located on Manhattan’s Lower East Side, an area replete with New York culture and history. The local color and grit for which New York City is famous is more apparent in this diverse neighborhood than any other in New York. A destination for immigrants since the early 1800s, the Lower East Side is a proverbial melting pot of New York society and culture.

The new tower will bring a sense of urban polish to the historical neighborhood while still maintaining its tradition of cultural diversity. The building’s distinctive location offers residents views of some of New York’s best-known icons, including the Manhattan, Brooklyn and Williamsburg Bridges, East and Hudson Rivers, Liberty Island, Midtown, One World Trade Center, the Empire State Building and beyond.

Designed by architectural firm Adamson and Associates, One Manhattan Square’s 80-story tower includes 815 luxury condominium residences designed by Meyer Davis Studios and over 9,290 square meters of indoor and outdoor amenities. These elegant homes and unsurpassed amenities offer the level of quality design, lifestyle, and service which Extell has long been known to provide.

The building was designed to reflect a delicate interplay of natural elements, resulting in a balanced and cohesive aesthetic. The podium, building entrances, and parts of the tower facade are clad in muntz metal, comprised of copper and zinc, bringing a warm, earthy tone to the structure. The silver glass of the tower represents the reflectivity of water.

Chevrons in the glass give the tower a beautiful shimmer which evokes the sea and reflects the surrounding sky. The unique curtain-wall design provides the residences with breathtaking views of Manhattan’s rivers and bridges. Landscaped green areas at the base of the tower recall the lush green spaces found in nature. Together, the materials create a unified relationship which is visually arresting and pleasing to the eye.

Michelle Liu, director of International Residential Property Services at JLL East China, said: “One Manhattan Square project has tremendous strength in drawing potential buyers in China because the development not only delivers high quality finishes, but it is the location that offers the main attraction to Chinese buyers.”

She added: “Manhattan is where New York City’s CBD is located. It is reputed to be America’s economic and cultural center, and is also known as one of the richest places in the world. Manhattan is the most popular tourist destination in New York. It has major attractions such as Broadway Street, Wall Street, Empire State Building, Central Park, UN headquarters, Metropolitan Museum of Art, Metropolitan Opera House and others.”

Michelle Liu said Manhattan also contains some of the US’s largest education institutions, ranging from high schools to universities, and includes leading universities, such as Columbia, NYU and the Rockefeller University.

“Manhattan also has the largest China Town and Chinese community in the western hemisphere,” she added. “We believe the launch of One Manhattan Square in China’s mainland will certainly attract large numbers of Chinese buyers.”
