Prefabricated community is district’s first

JIADING District has completed the construction of the first residential community where all the buildings were prefabricated.

Developed by CIFI Group, the community will be put into use next year.

In a prefabricated building, components are made beforehand and then assembled on site.

Compared with normal buildings, prefabricated buildings take less time to construct and are of better quality, said Wang Yongsu, chief architect with CIFI.

“It takes five to seven days to complete construction on each floor of the building, while seven to eight days are required if it is a normal one,” Wang said. “Overall, a prefabricated building can reduce the construction duration by 10 percent.”

Wang also said the quality of the prefabricated components is better than normal ones.

“These components need to be transported to and installed at the construction sites, so good quality is a prerequisite,” Wang said.

Binding these components together also matters.

“We use bolt sleeves to bind them together, and consolidate the junctions with concrete, to ensure the structure is more secure,” said Sun Yi, CIFI’s project manager.

The construction of prefabricated buildings also generates less waste and noise pollution.

“The dust at the construction site of prefabricated buildings is only 10 percent of the traditional ones,” Wang said.

But problems remain.

The domestic prefabrication industry is still developing, with a limited number of qualified prefabricated component providers and an immature industrial chain. This has caused the cost of a prefabricated building 300 to 400 yuan (US$60.2) higher per square meter than the normal ones. There can also be delays to construction if component parts fail to meet standards.

But the future of the prefabricated buildings is still promising. Jiading District has said that, from this year, all new residential and commercial projects in the district will use prefabricated buildings.

CIFI has invested 100 million yuan to form an industry chain that encompasses research and development, production, transport as well as construction.
